We understand that guests sometimes will need to cancel their stay.  We also hope that our guests understand that we are running a small business, and cancellations will negatively affect us and the ability to provide these great properties.  We will do our best to fill a reservation if it is canceled, but more time makes that more likely.

Cancellation Policy: If Guest wishes to cancel his/her reservation, payment will be refunded as follows:
     100% if cancelled more than 60 days prior to the Check-in Date
     50%   if cancelled more than 30 days prior to the Check-in Date
     0%     if cancelled at or less than 30 days prior to the Check-in Date

All refunds will incur a 5% fee of the amount refunded to cover the cost of processing.

If there is a mandatory evacuation or state/county ban on rentals in the area you are staying, we will refund 100% of the days not stayed.  This policy is in effect for anyone who rents with us directly.  If you rent through a booking site, their cancellation policy will be similar, but could be somewhat different and will supersede this policy.


We understand your concerns as it pertains to the continuing public health threat that is COVID-19.  Our posted cancellation policy is above.  This applies to all bookings directly with us.  Similar policies exist on other booking sites and those will be applied according to how you booked.  Our properties are small and guest groups have plenty of space to stay separated and self-contained.  In accordance with CDC recommendations, we have also instituted higher cleaning standards, including extra disinfecting of all surfaces in the unit between guests and we are providing you disinfectant spray/wipes for use during your stay.

We do understand that circumstances are changing daily and we are making plans to quickly respond to governmental mandates.  If local, state or federal officials mandate travel restrictions for the areas of our properties, mandatory evacuations, or the closing of public areas, restaurants, bars, etc…we will refund 100% of your payments if you booked with us (consult your booking channel’s policy if you booked in that manner).

The COVID-19 policy about crediting unused or unrefunded stays will be in effect for all bookings that occurred before 3/15/2020 and for all stays with a check-in date on or prior to 5/22/2020.
